Florida continues to be one of the top destinations for relocating buyers. The tax advantages, warm weather, and lifestyle appeal are obvious. But there's a lot that doesn't show up in the brochure. Here's what I wish every relocating buyer knew before making the move.

The cost of living isn't as low as you think

Yes, there's no state income tax. That's a genuine advantage. But Florida has its own cost structure that catches people off guard. Property insurance premiums have risen dramatically in recent years, especially in coastal areas. Homeowner's insurance in Florida can be two to three times what you'd pay in many other states.

HOA fees, flood insurance, wind mitigation requirements, and property taxes all factor into the real cost of ownership. The smartest relocating buyers budget for the full picture, not just the purchase price.

The market moves fast (and differently)

If you're coming from a market with predictable seasonal cycles, Florida can feel chaotic. The Gulf Coast market doesn't follow the same patterns as the Northeast or Midwest. Inventory fluctuates, demand shifts with migration trends, and prices can vary dramatically from one neighborhood to the next.

Having a local advisor who understands the micro-markets is essential. What's happening in Lakewood Ranch is very different from what's happening on Siesta Key, even though they're 20 minutes apart.

The neighborhood matters more than the city

Most relocating buyers start by asking, "Should I live in Sarasota or Bradenton?" The better question is, "Which specific community or neighborhood fits my lifestyle, commute, and budget?" Florida's Gulf Coast is a collection of very distinct communities, each with its own personality.

Lakewood Ranch feels like a resort. Parrish feels like a growing small town. Anna Maria Island feels like a permanent vacation. Downtown Sarasota feels urban and walkable. The difference between these communities is bigger than the difference between cities in many states.

You need to visit before you buy (but differently than you think)

If possible, visit during summer, not just winter. Anyone can love Florida in January. The real test is August. The heat, humidity, and afternoon storms are a daily reality from June through September. If you can handle a Florida summer and still want to be here, you'll love living here year-round.

Drive the neighborhoods during rush hour. Visit the grocery stores. Check the commute to your potential workplace. The lifestyle visit is more valuable than the vacation visit.

Insurance and inspections are non-negotiable

Florida's climate means you need to take property condition seriously. A thorough inspection that covers roof age, wind mitigation, moisture intrusion, and flood zone designation is essential. Don't skip it to save money on closing costs. The wrong house in the wrong flood zone can cost you thousands per year in insurance alone.

Build your local team early

The best thing you can do as a relocating buyer is build a team of local professionals before you start looking at homes. A knowledgeable local agent, a good lender who understands Florida-specific requirements, a reliable inspector, and a knowledgeable insurance agent will save you time, money, and headaches.
