What $300K Gets You

A 2-3 bedroom condo or townhome in Bradenton, Palmetto, or Parrish. Possibly a smaller single-family home in less central areas or an older property that needs some updating.

What $500K Gets You

A 3-4 bedroom single-family home in a good neighborhood. This is the sweet spot for move-up buyers. Think Lakewood Ranch, Parrish, or well-established Bradenton neighborhoods.

What $750K Gets You

A larger home in a premium location. Waterfront-adjacent properties, golf course homes, newer construction in top Lakewood Ranch villages, or upgraded properties near downtown Sarasota.

What $1M+ Gets You

Waterfront estates, luxury homes on Siesta Key or Longboat Key, custom-built acreage properties, or premium condos with direct Gulf or bay views. This is the luxury market.

Market Update: Mid-2026

Inventory has been increasing through 2026, giving buyers more choices and more negotiating leverage. Interest rates have stabilized, and sellers are more willing to offer concessions. This is a favorable environment for prepared buyers. The best time to buy is when you are ready and have a clear strategy, not when you are trying to time the market.

Here is how I guide buyers from start to finish. Every situation is different, but the core steps remain the same.

Start with a local lender to get pre-approved. This tells you your budget and shows sellers you are a serious buyer. I can recommend trusted lenders who know the Florida market.

Schools, commute, lifestyle, budget. We clarify your must-haves, nice-to-haves, and dealbreakers before we start looking. This saves time and energy.

Start Searching

I send you listings that match your criteria. We tour properties, compare options, and narrow down your favorites. I also have access to off-market and coming-soon listings.

Make an Offer

I help you craft a competitive offer based on market data. We negotiate price, contingencies, and terms. My goal is to get you the best deal while protecting your interests.

Inspections & Due Diligence

We schedule inspections, review results, and negotiate any needed repairs. I attend every inspection with you so we can discuss findings in real time.

Closing Day

We do a final walkthrough, sign documents, and transfer funds. In Florida, closings typically happen at a title company. You get the keys to your new home.

Move In & Settle

I provide a moving checklist, utility transfer information, and local recommendations. The relationship doesn't end at closing. I stay in touch to help you settle in.

Costs to Budget For

The purchase price is just the beginning. Here are all the costs you should plan for when buying a home on Florida's Gulf Coast.

Down Payment

Conventional: 3-5% minimum (20% to avoid PMI). FHA: 3.5%. VA: 0%. Investment: 20-25%. First-time buyer programs and down payment assistance may be available.

Closing Costs

Typically 2-3% of the purchase price. Includes lender fees, title insurance, escrow fees, recording fees, and prepaid taxes and insurance. For a $500K home, budget $10K-$15K.

Property Taxes

Approximately 0.8-1.1% of the home's value annually in Manatee and Sarasota counties. Homestead exemptions can reduce the taxable value for primary residents.

Insurance

Homeowners: $3,500-$6,000+ per year. Flood: $700-$2,000 per year (required in designated flood zones). Costs vary by location, property age, and coverage levels.

HOA / CDD Fees

HOA fees vary widely by community. CDD fees appear on your tax bill in many master-planned communities. I always show buyers the total monthly cost including both fees.

Maintenance & Reserves

Budget 1-2% of the home's value annually for ongoing maintenance and unexpected repairs. Florida's climate means AC, roof, and pest control are real ongoing costs.

Florida-Specific Considerations

Buying a home in Florida comes with a few unique factors you won't encounter in most other states. Here is what you need to know.

Hurricane Preparedness

Modern Florida building codes are among the strictest in the country, especially for homes built after 2004. Newer homes typically have impact-resistant windows and reinforced construction. Know your evacuation zone, maintain a supply kit, and review insurance coverage before storm season.

Flood Zones & Insurance

Flood zones vary block by block. Even properties not in a designated flood zone can benefit from flood insurance. Lenders require it for homes in high-risk zones. I always help buyers check flood maps and understand the insurance implications before making an offer.

4-Point Inspections

For older homes, insurers often require a 4-point inspection covering the roof, electrical system, plumbing, and HVAC. A wind mitigation inspection can identify features that qualify you for insurance discounts. Factor these into your due diligence timeline.

HOA & CDD Explained

Many Florida communities have both HOA fees and CDD assessments. HOA fees cover common area maintenance and amenities. CDD fees fund infrastructure like roads and utilities and appear on your tax bill. I always include both in your total cost analysis.

Alligators (Yes, Really)

Florida has an estimated 1.3 million alligators. They inhabit freshwater lakes, ponds, canals, and golf course water features. Attacks are rare but happen. Keep a respectful distance from water edges, never feed them, and call FWC if one is a nuisance. It's part of the landscape, not something to fear.

No MLS Disclosure

Florida is not an MLS disclosure state. Not every listing gets published to public-facing sites. Working with a local agent gives you access to off-market and coming-soon opportunities. This is one of the biggest advantages of having local representation.
