Heritage Harbour is a master-planned, gated community off SR 64 at I-75 on the Manatee River. It is organized into seven neighborhoods under one gate, with two separate CDD districts underneath the Heritage Harbour Master Association. Whether you want a golf-course view in River Strand, a starter villa in Stoneybrook, or ground-floor timing on a new build in Westhaven, Heritage Harbour offers something for every buyer.

Stoneybrook
The original neighborhood in Heritage Harbour. Stoneybrook offers villas from the $300s to single-family homes in the $500s-$600s. Built between 2003 and 2014, this neighborhood comprises roughly 947 homes.
Know Before You Go
Homes here are now 12-23 years old, so roofs and AC systems are reaching the point where insurance carriers want a 4-point inspection. I can tell you which sections have already been through it. The golf course is public and fee-based rather than a private bundled club, which surprises some buyers.
River Strand Golf & Country Club
Bundled-golf, resort-style living. River Strand features condos from the mid-$200s to estate homes past $900K. Built between 2006 and 2017 by Lennar.
Know Before You Go
Some home types carry a mandatory golf membership. HOA fees vary widely by building. Florida's newer condo inspection laws mean older buildings here are heading toward mandatory structural reviews. I'll walk you through exactly what that means for any specific building you're considering.
Lighthouse Cove
The most affordable entry point into Heritage Harbour. Condos, townhomes, and single-family homes from the $180s to $420s. Built between 2004 and 2008.
Know Before You Go
This is the oldest, smallest housing stock in Heritage Harbour, so the same roof/AC-age conversation applies here too. Great for starter homes and investors. If you're set on a luxury feel, I'll tell you that upfront.
Westhaven
Brand-new D.R. Horton construction and the first new homes inside Heritage Harbour in years. 3-4 bed / 2 bath, 1,504-1,828 sq ft.

Community Development District fees appear on your county tax bill, separate from your HOA dues. Budget for both when calculating your total monthly housing cost.
Insurance Costs Rising Across Manatee County

SR 64 Traffic Is Growing
As the corridor grows, traffic on SR 64 has increased. The interstate access at I-75 remains excellent, but be aware that peak-hour congestion near the entrance is real.
It's Inland
Heritage Harbour is located inland. The closest beaches (Anna Maria Island, Siesta Key) are 15-17 miles away. That means lower flood risk and lower insurance costs, but you'll drive to the sand.
