Stoneybrook at Heritage Harbour is the original neighborhood of the master-planned community of the same name in east Bradenton, just east of I-75 at State Road 64. It is a gated golf community of roughly 947 homes, mostly single-family houses, coach homes, and villas built between 2003 and 2014. If your short list is fairway views, resort amenities, and an easy reach to the beaches and Lakewood Ranch, Stoneybrook deserves a closer look.
The original neighborhood of a 2,500-acre community
Heritage Harbour the master plan covers about 2,500 acres and is organized into several neighborhoods under one set of gates, with Stoneybrook, River Strand, and Lighthouse Cove among the earliest to build out. Stoneybrook came first, and that shows in two ways: mature landscaping and home variety. Because construction ran for roughly a decade, you will find everything from low-maintenance villas to larger single-family homes on fairway and lake lots, so the street you pick changes the experience more than you might expect.
A golf course that got a second life
The course here opened in 2001 as an Arthur Hills design and was renamed Heritage Harbour Golf Club in 2018. In 2022 architect Nick Campanelli completed a full tee-to-green redesign that added four new holes, changed the other fourteen, and added a members-only short-game area. It stretches up to 7,141 yards from the tips. For buyers the practical part is that the club is semi-private and pay-per-play, so golf is not bundled into an HOA like it is at neighboring country clubs. You pay when you play, which suits buyers who want the course in the backyard without a mandatory membership.
The Stoneybrook clubhouse and Junior Olympic pool anchor the neighborhood's amenity center.
Amenities go well beyond the fairways
The clubhouse runs about 12,000 square feet, and around it you will find a Junior Olympic swimming pool, a fitness center, tennis and pickleball courts, basketball and sand volleyball, an inline skating rink, a dog park, playgrounds, a teen center, and soccer and baseball fields. There is also a roughly 70-acre fishing lake. For a community of under a thousand homes, that is a lot of amenity per door, and it keeps families busy year-round. Both entrances are staffed around the clock.
What comes next in Heritage Harbour
Manatee County commissioners approved a resort plan for the golf course grounds in 2022 that includes club homes and a 124-room hotel planned for about 1.9 acres near River Heritage Boulevard and Stone Harbour Loop. Construction on the club homes began in early 2024, and the hotel remains in the pipeline, one more sign of confidence in a community that keeps investing in itself.
The honest buying notes
Three things matter when you look at Stoneybrook. First, the oldest homes are now more than twenty years old, so roof age, AC age, and a four-point insurance inspection belong in the due diligence conversation, and I can tell you which sections have already been through it. Second, HOA and CDD costs vary by section and home type, so the monthly number deserves as much attention as the price. Third, make sure the golf setup fits you: pay-per-play is a feature for some buyers and a surprise for others who assumed an all-inclusive club. None of this is a reason to skip the neighborhood; it is a reason to go in with a clear plan.
If you want fairway views, a full amenity campus, and a location that keeps I-75 and the beaches within reach, Stoneybrook is one of the strongest golf-community plays in east Manatee County. The right fit comes down to the section, the fees, and the roof line, and that is exactly where I help buyers do their homework. What is the one amenity that would make or break this neighborhood for you?
Is it the golf, the 70-acre fishing lake, pickleball, or a teen center that actually gets used? Tell me which one matters most, and I will give you my honest take on whether Stoneybrook, River Strand, or a different community fits that priority better.
